The Sr. Operations Manager has a thorough understanding of advanced mechanical systems, construction practices, and preventative maintenance. This position requires a comprehensive understanding of operations methods and understands the need to increase profitability and will keep common area costs at or below budget. Administers all physical operations of the center, oversees general and preventative property maintenance, construction coordination, public safety, housekeeping, and other contracted services. The Operations Manager is responsible to budget property expenses, preparing operational reports, and assisting marketing with promotional events. This position will focus on methods of increasing the value and profitablity of the property.
- Operate an effective general and preventive maintenance program. - Supervise and administer the tenant construction process for new and renewed tenant leases. - Direct and administer all center-contracted services and vendor suppliers. - Supervise and administer all GGP maintenance employees to insure maximum performance and compliance with all GGP policies and procedures. - Accurately and thoroughly track and then prepare the expense portion of the annual budget/business plan. - Prepare operational reports for regional/corporate managers. - Assist the Marketing Manager with all events and promotions as needed. - Work effectively with the General Manager or Specialty Leasing Coordinator to implement the Specialty Tenant Retail program so as to maximize income. - Administer all State and Federal required reports and safety documentation. - Manage central purchasing program and asset inventory. - Supervise Risk Management and Emergency Planning procedures. - Manage all building systems and codes. - Manage technical systems (i.e., computers and peripherals) - Act as onsite Energy Manager by building relationships with local Utility representatives. - Participate in Center Strategic Planning efforts - Represent Center to Media when necessary. - Participate in Manager On Duty rotation and manage day-to-day activities as necessary. - Participate in GGP's sustainability efforts. - Other duties as assigned.
Experience: - Associate's degree or some vocational/technical training required; Bachelor's degree preferred. - RPA designation or equivalent. - A minimum of 3 years of property management experience, in the shopping center industry preferred. - A minimum of 5 years administrative/technical experience and knowledge of property physical systems. - Superior knowledge of commercial building practices, HVAC, plumbing and electrical systems. - Good analytical skills. - Ability to communicate effectively, supervise, train, and direct a mall operations team and contracted services. - Extensive knowledge of computers, energy management systems and peripherals.
