Job Description:
Performs routine custodial functions for a new, luxury 305 adaptive re-use apartment community in Haverhill, MA. Maintains current knowledge of company policies and procedures related to the community.
General Duties included but are not limited to:
1. Must maintain a professional image and attitude in keeping the objectives of the company and the residents' welfare. Must be able to take direction and understand both verbal and written communication. Must be able to maintain positive relationships with supervisor, all management and non-management associates. Practices and implements conduct in accordance with established policies and procedures and division motto of "Exceptional Service is Our Standard."
2. Maintains courteous and continuous communication with associates and residents in a respectful and professional manner. Performs all functions to ensure the preservation of the community and its value. Responds to all residents in a courteous and prompt manner.
3. Performs custodial functions including floor care, trash removal, dusts and cleans all furniture and fixtures in common areas, lobby, hallways, model apartment homes, community leasing office and all amenity areas. Sweeps and mops floors in non-carpeted areas. Vacuums and shampoos carpets/runners in lobby, hallways, elevator and amenity areas. Cleans common areas, elevators and laundry room. Cleans windows inside and out in all common areas. Cleans and restocks restrooms and washes floor. Empties waste cans and ashtrays.
4. Clean kitchen in models, offices and catering kitchen to include removal of trash, removing clean dishes from dishwasher, mopping floors, wiping down appliances, (large and small) and cleaning oven as well.
5. Prepares vacant apartment homes for re-occupancy by cleaning all rooms, doors and closets, scrubbing floors and cleaning appliances.
6. Perform groundskeeper functions such as daily trash pick-up, sweeping of walkways and may include mowing and maintaining the lawn, shrubs, flowers and trees; snow removal; performing routine maintenance on mowing or plowing equipment.
7. May perform basic maintenance functions including replacing lights; unclogging drains and garbage disposals; painting apartments and preparing them for move-in.
8. May be required to respond to emergency situations or monitor and respond to an emergency call system.
9. Reports needed maintenance to Maintenance Supervisor.
10. Performs other related functions, as assigned.
Education and Experience (Required/Preferred)
Skills and abilities normally associated with completion of high school or GED equivalency preferred.
Knowledge of general custodial functions required.

Special Characteristics
May be required to live on site, work overtime, work outside, travel, be on-call or be available for emergency situations including weekends and holidays.
Attention to detail and ability to work with others and foster an environment of team work. Abilities required include learning to operate commercial cleaning equipment through on-the-job training. Manual dexterity and coordination needed to operate hand and power tools and equipment. Must be able to lift 50 pounds without assistance and a physical examination will be required.
