Description JOB SUMMARY

Responsible for the leasing, marketing and maintaining positive resident relations of new multi-family residential apartments.
Reports to: Community Manager, Leasing Coordinator and/or Regional/ District Manager
Supervises: None

MAJOR FUNCTIONS OF THIS JOB INCLUDE:

1. Community Leasing and Administration
a. Greet prospects and qualify by covering all criteria (ask questions, utilize completed guest cards, etc.). Immediately record all telephone and in-person traffic on appropriate reports. Files own guest cards and maintain according to established procedures.
b. Tour community and target apartment/model. Highlight amenities (i.e., pool, clubroom, etc.) and close the sale. Have prospect complete application and secure deposit. Update unit availability report.
c. Process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. Follow up with applicant regarding status.
d. Types lease and complete appropriate paperwork accurately and on a timely basis. Review with the Community Manager and obtain signature. Ensure apartment is ready for resident to move-in on agreed date.
e. Immediately follow-up on prospects who you are unable to close (i.e., phone calls, "thank you" notes, etc.) and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs.
f. Secure new resident's signature(s) on appropriate paperwork prior to move-in. Orient new residents to community (i.e., turn over keys, review community policies, point out mailboxes and review amenities, etc.).
g. Distribute all company or community-issued notices (i.e., bad weather, emergency, etc.).
h. Maintain accurate monthly commission sheets on leases and renewals for bonus purposes.

2. Resident Relations
a. Receive all telephone calls and in-person visits. Listen to resident requests, complaints and comments. Immediately complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.
b. Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.
c. Assist in planning resident functions. (i.e., parties, contests, etc.). Attend functions and participate as host for any functions as directed by the Community Manager.
d. Enforce policies of the community.

3. Community Marketing
a. Participate in outreach marketing activities on a weekly basis to obtain traffic.
b. Advise residents of referral concessions (if applicable).
c. Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
d. Distribute newsletters, pamphlets, flyers, etc.
e. Assist in obtaining marketing information. Review market survey/analysis on a continual basis to generate ideas and formulate plans.

4. Attendance is an essential job function.

OTHER ASPECTS OF THE JOB
1. Leasing Consultants may be required to assist in special projects or activities designated by the company. This may include due diligence, property acquisition/disposition, serving on or participating in company sponsored or sanctioned committees, organizations, functions, etc.
2. May be periodically assigned to bookkeeping duties or assist in the maintenance areas.
3. Attends and participates in Camden's training programs as required.

Requirements REQUIRED WORK HOURS
Welcome Center Hours are from 8:30 am - 7:00 pm. Shift will fall between these hours.

REQUIRED EDUCATION AND TRAINING

DEGREES AND DIPLOMAS
? High School Diploma or equivalent required; some college preferred

TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIP
? National Apartment Leasing Professional (NALP) preferred

SPECIFIC SKILLS/EQUIPMENT
? Telephone, Personal Computer skills, Keyboard
? Microsoft Office Suite including Word, Excel, and MS Outlook
? Community software
? Copy Machine
? Calculator
? Facsimile
? Basic knowledge of Fair Housing laws, preferred

EXPERIENCE AND SPECIALIZED KNOWLEDGE
Position requires a minimum of 1 year experience in customer service related industry (i.e., retail sales, real estate sales, hospitality, etc.); 6 months apartment leasing experience preferred. Strong attention to detail and sales ability is a must.

TYPICAL PHYSICAL DEMANDS
Job is intermittently sedentary, but requires mobility (i.e., climb stairs) to tour, show and inspect apartments on a daily basis. Will use some repetitive motion of hands/wrists in using computer and typewriter. Must have normal range of vision to complete applications, leases and general paperwork; hearing and speech to communicate with residents, vendors, supervisors and coworkers on the telephone or in person on a regular basis. TYPICAL MENTAL DEMANDS
Must be able to read and write in English at the high school level to prepare paperwork, complete reports and interpret instructions. Must have mathematical skills at high school level to calculate prorated rents, add-up deposits, etc. Must be able to apply common sense understanding on a continual basis to determine actions and priorities. Decisions are based on standard operating procedures with few deviations. Will have regular contact with all levels of internal and external customers and therefore must possess excellent interpersonal skills. Must handle stressful, urgent, novel and diverse work situations on a daily basis. Emotional stability and personal maturity are attributes in this position.

ENVIRONMENTAL/WORKING CONDITIONS
Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, etc.) when touring community. Will have minimal exposure to injuries (i.e., chemicals, machinery, lifting, tripping, falling, etc.). Hazards can be minimized with property lifting techniques, MSDS and general safety training.

Will be regularly called upon to work extended hours and odd schedules (including weekends).

Position requires periodic travel by automobile to handle work-related activities. May require airline travel, out of town and/or overnight trips.
