Established Metropolitan New York Real Estate Management Company seeks an experienced Maintenance Manager:
Responsibilities include:
? Responsible for all duties associated with the oversight of the maintenance (deferred and proactive) of a large residential complex ? Oversight of all repairs and maintenance work ? Oversight of all capital projects ? Oversight of all union maintenance personnel including reviewing and submitting weekly payroll, progressive discipline, performance reviews and other union issues as necessary ? Coordinate and oversee the services of 3rd party contractors and vendors ? Monitor work being performed onsite to ensure accuracy and maximum productivity ? Ensure building common areas, roofs, sidewalks, and basements clean and in good repair ? Responsible for enforcing buildings rules and regulations ? Assisting the onsite management staff in the coordination of apartment turns and repairs ? Will be on call in case of emergencies at the buildings
This position will report directly to General Manager
Candidate must be proficient with Microsoft Office, possess excellent communication skills and be a team player. Applicants must have at least 2 years experience in real estate management or maintenance. Knowledge of DHCR and Mitchell-Lama guidelines and protocol a must.
