Description: Business Development Rep is responsible for the following:
Responsible for generating new revenue through Specialty Leasing and Alternative Revenue For Bellis Fair Mall. This is achieved by by canvassing, cold-calling, and growing existing tenants by adding new concepts. Required to meet specific new business income goals through aggressive deal-making.
- Communicate effectively and persuasively with prospective and existing tenants and local, regional and corporate employees of various levels. Follow through as a team player with business group and corporate directions and programs. - Enhances value of the assigned centers through the leasing of temporary space to tenants on terms favorable to the Company. - Achieves Specialty Leasing income goals established for assigned centers. - Works with mall team in preparing the Specialty Leasing budget and business plan for assigned centers. - Responsible for generating new income and meeting income targets at all assigned centers. - Generates new leads for assigned centers, negotiates deals, and maintains accounts. - Canvasses region to find and develop new retail concepts for the centers and works to expand their retail operations to additional centers. - Ensures all specialty leasing retailers are adhering to the company operating procedures. - Ensures that specialty leasing retailers enhance the appearance and values of the shopping centers and company visual merchandising requirements and standards of professionalism. - Keeps abreast of competitive Specialty Leasing trends industry/region areas and the areas of all assigned centers. - Coordinates all national client leasing activity with General Managers to ensure consistency, maximizes rents and provides superior customer service. - Monitors year to date progress, trouble shoot, identifies problems, and works to develop solutions with VP of Business Development. - Attends appropriate GGP seminars, conventions, trainings, and meetings. - Clearly communicates all deals and leasing activity with each assigned centers General Manager, Specialty Leasing Coordinator, and Regional Vice President-Business Development. - Grows the Strategic Partnerships Revenue category either for a group of malls or corporately within General Growth's portfolio through selling local, regional or national partnership opportunities. These sales efforts will include sponsorship, advertising, events and promotion. - Is responsible for calling on target accounts/clients, developing sales presentation materials for these accounts/clients, and presenting to these accounts/clients. This prospecting process will include calling on the phone, researching on the internet, researching publications, using existing client base and prospecting your assigned market. Experience: - 3-5 years experience in a sales capacity, with 5+ years experience in sales preferred. - Bachelor's degree in Marketing, Advertising, Management, or General Business strongly preferred. - Strong ability to initiate sales contacts - Understands the specialty leasing process, rent structure and legal terminology - Computer literate in Microsoft Word, Excel, and Outlook. - Excellent written and oral communication skills - Strong interpersonal and problem solving skills. - Self-starter with strong organizational, planning and time management skills. - Above all, the candidate must possess a positive, professional approach, strong emphasis on excellent customer satisfaction and a desire to contribute to a successful team.
